During the decade, there was an increase in the number <br />of overcrowded units in the County reaching almost 27,000 by <br />April 1970. Applying an average Countywide single-family size <br />of about S.81 persons times this figure of 27,000, it can be <br />seen that theoretically iOS,O00 people Were living in crowded <br />quarters in 1970. Since virtually no new units were being <br />offered for sale under $20,000 during the decade, it is prob- <br />able that the numeric growth from 1960 to 1970 created even <br />more pressure on other older and less expensive units in the <br />County, and especially in these cities. In 1970, Anaheim and <br />Santa Aha alone accounted for 32.3 percent of all overcrowded <br />units. The following illustrative table indicates that while <br />there has been numeric growth in the number of overcrowded <br />units, their percentage distribution within the County has <br />· shifted from 1960 to 1970. <br /> <br />~LES TRENDS: <br /> <br /> Sales trends in Orange County indicate the average sel- <br />ling price of. a completed or under-construction single-family <br />detached home during the second quarter of 1974 was approxi- <br />mately $55,000. Nearly 94 percent of all single-family detached <br />homes completed or under construction during the second quarter <br />of 1974 had a selling price in excess of $40,000. Virtually <br />no single-family detached homes completed or under construction <br />had'a selling price less than'$30,O00. <br /> <br /> Average selling ~rice of a completed or under-construc- <br />tion PUD residential unit during the second quarter of 19~4 <br />was approximately $39,000. Only seven percent of all PUD <br />residential units had a selling price less than $25,000. <br /> <br /> Only 89 out of 1,452 (i.e.', 6.1%) available new single- <br />family detached homes at the end of the second, quarter of 1974 <br />had a selling price of at most $40,000. None was available <br />for less than $30,000. About 2,227 (53.2%) out of 4,189 <br />available new single-family PUD/condOminium homes at the end <br />of the second quarter of 1974 had a selling price of at most <br />$40,000. Only 19.6 percent were available for less than <br />$30,000. As cited in the "Interim Progress Report of the <br />Orange County Cost of Housing Committee," demand is increasing <br />for detached homes at least 2,000 square feet in size and hav- <br />ing at least four bedrooms.
