Description of Proposal: <br /> <br />The applicant proposes to operate a lock and key shop in an <br />existing building. The leasable square footage for this <br />use is 11' X 21' (231 square feet). A portion of the <br />building is presently being utilized as a beauty shop. <br />The two-story building also has two apartments on the second <br />floor. The retail sales of locks and keys requires an <br />approved variance. <br /> <br />NOTE: <br /> <br />Based upon floor area for existing and proposed uses, <br />parking spaces required would require 8 open spaces <br />and 2 covered spaces (for residential use). Ten <br />open spaces exist on site at present. <br /> <br />2. Area Description: <br /> <br />A. Property: <br /> <br />45' x 142', or approximately 6,390 square <br />feet of land area, located approximately <br />100 feet southerly of Walnut Street on <br />Broadway. <br /> <br />B. Surrounding Development: <br /> <br />north: <br />east: <br />south: <br />west: <br /> <br />single family home <br />single family and professional office <br />doctor's office <br />single family <br /> <br />C. Street System: Broadway is a planned arterial street. <br /> <br />D.
