Present application is for a modi- <br />fication of earlier approved variance. <br /> <br />E. Surrounding Zoning: See attached SDM <br /> <br />F. Present Use: <br /> <br />Commercial center with two main buildings: l) a service <br />station; 2) a super market and shops totaling 31,000 square <br />feet of floor area. The existing approved signing on the <br />property consist of: <br /> <br />l) <br /> <br />one pole sign located on the Main Street frontage <br />totaling 150 square feet with two smaller signs or <br />the poles totaling 8 square feet (pharmacy) and 12 <br />square feet (liquor). {located 200' from proposed <br />sign). <br /> <br />roof <br /> <br />2) two small identification signs totaling 14.5 square <br /> feet {pharmacy; and 14,S square feet liquor), <br /> <br />General Plan Compatibility: <br /> <br />The General Plan designates Main Street as a multi-use corridor· <br /> <br />General Findings: <br /> <br />(a) <br /> <br />There are no special circumstances applicable to the subject <br />property which would cause the strict application of the <br />zoning ordinance to deprive the subject property of privileges <br />not otherwise at variance with the intent and purposes of the <br />Santa Ana Municipal Code Zoning Chapter 41; and <br /> <br />(b) <br /> <br />The granting of the variance is not necessary for the preser- <br />vation and enjoyment for one or more substantial property- <br />rights; and <br /> <br />(c) The granting of the variance will be detrimental to the <br /> public welfare or injurious to surrounding property. <br /> <br />VA <br /> <br />75-23 Page 2 <br /> <br /> <br />
