While <br />the adjacent property is zoned R 1, VA 67-8, approved 4/3/67, allowed <br />it to be used for retail tire sales. This use still exists. The <br />chance of this property being used for residential proposes in the <br />futdre is remote as it fronts on one major arterial street and is <br />very close to another. <br /> <br />DETAILS OF PROPOSAL: <br /> <br />I. Description of Proposal: <br /> <br />The applicants propose a 4160 sq.ft, one and two story commercial building <br />(liquor store) on the subject site which is located in the C 5 District. <br />Since the adjacent property to the east is zoned R I the Code requires a <br />6' high masonry wall along the common property line. (Code Section 41-425 c) <br />This application requests the required wall be waived, <br /> <br />2. Area Description: <br /> <br />A.
