Description of 'Proposal: <br /> <br />The applicant proposes to erect three 12'3" x 24L (294 sq.ft.) free- <br />standing off-premise advertising signs on three adjoining vacant parcels <br />of property in the M 1 District. The bottom of thesigns will be 23 feet <br />above grade, and the total height will be 35'3" above grade. The three <br />signs are separated by a distance of 500 feet and 800 feet respectively. <br />All three signs are located 50 feet east of the centerline of Grand <br />Avenue, which in effect places them immediately adjacent to the ultimate <br />right of way for Grand Avenue. The signs will be visible to both north <br />and south bound traffic on Grand Avenue. <br /> <br />2. Area Description: <br /> <br />A. Property: Three parcels as follows: <br /> <br />Parcel l: 538 feet of frontage on Grand Avenue, a depth of 1,590 feet <br /> and an area of approximately 19.6 acres. <br /> <br />Parcel 2: 559 feet of frontage on Grand Avenue, a depth of 1,590 feet <br /> and an area of approximately 20.4 acres. <br /> <br />Parcel 3: 385 feet of frontage on Grand Avenue, a depth of 1,593 feet <br /> and an area of approximately 18.8 acres. <br /> <br />B.
