Upon delivery of a deed to the Escrow Agent by the Agency, <br />the Escrow Agent shall record such deed on the closing date <br />specified in additional escrow instructions to be provided by the <br />Agency and the Redeveloper in accordance with the terms and pro- <br />vision's of this Agreement. Concurrent with the recordation of the' <br />Agency's deed(s), the Escrow Agent shall file for recordation the <br />Redeveloper's deed(s) of trust serving as security for the funds <br />provided to the Redeveloper as its construction financing. <br />The Escrow Agent shall buy, affix and cancel apy transfer stamps <br />required by law. Any insurance policies governing the Property <br />or portions thereof are not to be transferred. <br /> <br /> The Redeveloper shall pay in escrow to tile Escrow Agent the <br />following fees, charges and costs promptly after the Escrow Agent <br />has notified the Redeveloper of the amount of such fees, charges <br />and costs, but not earlier than ten (10) days prior to the sched- <br />uled date for the close of escrow: <br /> <br />(i) one half of the escrow fee; <br /> <br />(ii) <br /> <br />The portion of the premium for the <br />title insurance policy to be paid <br />by the Redeveloper as set forth in <br />paragraph (f) of this Section.' <br /> <br /> The Agency shall pay in escrow to the Escrow Agent, the <br />following fees, charges and costs promptly after the Escrow Agent <br />has notified the Agency Of the amount of such fees, charges and <br />costs, but not earlier than ten (10) days prior to the scheduled <br />date for close of escrow: <br /> <br />(i). <br /> <br />Costs necessary to place title in' <br />.the condition for conveyance re- <br />quired by the provisions of this <br />Agreement; <br /> <br />(ii) One half of the escrow fee; <br /> <br />(iii) Any recording fees; <br /> <br />(iv) Notary fees; <br /> <br />(v) <br /> <br />The portion of the premium for the <br />title insurance policy to be paid <br />by the Agency as set forth in par- <br />agraph (f) of this Section; <br /> <br />(vi) <br /> <br />Ad valorem taxes, if any, upon the <br />Property or portions thereof or upon <br />this ~greement, or any rights'there- <br />under prior to conveyance of title; <br /> <br />(vii) Any State, County or City documentary <br /> stamps; <br /> <br />(viii) Any transfer tax <br /> <br />-5- <br /> <br />· MAR 18 <br /> <br /> <br />
