Conditions for Approval for Tentative Parcel Map No. 2003-02- <br /> <br />Conditions of AoDroval <br /> <br />Tentative Parcel Map No. 2003-02 is approved subject to compliance, to the <br />reasonable satisfaction of the Planning Manager, with all applicable sections of the <br />Santa Ana Municipal Code, the Califomia Administrative Code, the Uniform Fire <br />Code, the Uniform Building Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below prior to <br />exercising the rights conferred by this conditional use permit. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout <br />the life of the conditional use permit. Failure to comply with each and every <br />condition may result in the revocation of the conditional use permit. <br /> <br />A. Planning Division <br /> <br />Comply with Development Review Committee comments dated <br />November 19, 2002 for Site Plan Review DP No. 02-47R. <br /> <br />Project landscaping, including irrigation systems, shall be <br />maintained as one common area under control of the Association <br />for the integrated development. Should any one parcel become <br />vacant, it would be the responsibility of the association to ensure <br />maintenance of that parcel. The CC&R's shall be revised to reflect <br />this condition. <br /> <br />The project shall function as an integrated development. No fences <br />will be permitted across drive aisles for the purpose of creating yard <br />areas for individual parcels. <br /> <br />All pot holes, raised paving and broken curbs within the boundaries <br />of the map shall be repaired and parking areas slurry coated and <br />restriped to City standards as part of a normal maintenance <br />program. <br /> <br />Conditions Covenants and Restrictions (CC&R's) must be <br />approved by the City prior to final map approval. The CC&R's must <br />address common area maintenance, drainage, architecture, <br />parking, circulation, etc. and shall be recorded with the map. <br /> <br />Resolution No. 2003-024 <br />Page 4 of 7 <br /> <br /> <br />
