purchased for development if special zoning actions are required before the <br />development is permitted to occur. It should be remembered that all special <br />zoning actions involve a special privilege granted by the city and are not <br />an automatic right of the property owner or developer as part of the develop- <br />ment of a particular piece of property. ~ <br /> <br />The city will make every effort to accommodate reasonable development that <br />generally conforms to the city's standards or can be accommodated with reason- <br />able special zoning actions. This will be done as rapidly as possible to avoid <br />costly development delays; however, each special action requires administrative <br />reviews or hearings, an environmental review, and in many cases public hearings. <br />These special actions take extra time to complete. Additional time should be <br />included in the development process timetable if special zoning action is re- <br />quired. Specifics for special zoning action timing and processing can be obtained <br />at the initial development project consultation with the Planning and Develop- <br />ment Services Department. <br /> <br /> <br />
