10/8/84 <br />REL:adg <br /> <br />RESOLUTION NO. 84-121 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA APPROVING MINOR EXCEPTION NO. <br />84-17 TO ALLOW A SIX-FOOT HIGH WALL WITHIN <br />THE FRONT YARD SETBACK ON PROPERTY LOCATED <br />AT 1920 NORTH HELIOTROPE DRIVE IN THE R1 <br />DISTRICT <br /> <br /> WHEREAS, this Council held a public hearing on October 1, <br />1984, on Minor Exception Application No. 84-17, to allow a six- <br />foot high wall within the front yard setback on property located <br />at 1920 North Heliotrope Drive in the R1 District; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based upon the evidence submitted at the abovesaid <br />hearing this Council finds and determines as follows: <br /> <br /> (a) The strict application of the wall height require- <br />ment would deprive the property of privileges not otherwise at <br />variance with the intent and purpose of the zoning regulations. <br />The existence of similar fences in the vicinity and the extensive <br />front yard setback on the property are special circumstances <br />which make a six-foot wall on the property compatible with such <br />intent and purpose. <br /> <br /> (b) The proposed wall will provide additional security <br />for the property, which is a substantial property right. <br /> <br /> (c) As conditioned hereinbelow, the wall will be <br />architecturally compatible with the surrounding neighborhood. <br /> <br /> (d) The proposed wall does not conflict with any goal, <br />objective or other provision of the General Plan. <br /> <br /> <br />
