REL .' adg/a 5/28/85 RESOLUTION NO. 85- 68 A RESOLUTION OF THE CITY COUNCIL OF THE CITY ~F SANTA ~NA APPRDVING (JONDITIONAL USE PERMIT NO. 85-12 TO ALLOW ~N 81-UNIT PRO3ECr LOCATED AT 1421 LA BONITA STREET IN THE R2-P~D DISTRICT ~MEI~AS, this Cot~cil held a public hearin~ on May 20, 1985 on Conditional Use Permit Application No. 85-12 to allow an 81-u~it procec~, on property located at 1421 La Bonita Street in the R2-P~D district, and shown on the map attached hereto as Exhibit A and incorporated herein by reference; and WHE1REAS, prior to taking action on the said applica- tion, this~2oumcil' reviewed and approved the negative declaration prepared for the project; NOW, THEI~FORE, BE IT I~SOLVED BY ~HE CITY COUNCIL OF THE CITY OF SANTA ANA AS FO~: 1. Based upon the evidence su~nitted at the abovesaid hearing, this Co~cil finds and determines as follows: (a) The approval of this conditional use permit will allow for develcpment of the subject property in a manner that will serve to enhance the property and benefit the neighborhood by providing a desirable residential envirorment. The 81 units will provide needed housing for a number of citizens in conformance with the city's General Plan and N~development Plan. (b) The project will not be detrimental to the health, safety, or general welfare of persons residin~ or working in the vicinity since the proposal will substantially upgrade the site and enhance the area. (c) The proposed residential development will be an econcmically beneficial addition to the cut.tLunity by substantially increasing the value of a primarily undeveloped site while enhancing the econcmic stability of adjacent properties. (d) N-=ceiving approval of this conditional use permit, subject to the conditions of approval, will meet the intent and purpose of the zoning code by providing a high quality residential condcminium project.
