REL: jd(22) <br />5/7/87 <br /> <br />RESOLUTION NO. 87- 37 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA APPRVING VARIANCE NO. <br />87-1 TO WAIVE STREET FRONTAGE AND LOT <br />SIZE STANDARDS ON PROPERTY LOCATED AT <br />914 WEST EDINGER AVENUE <br /> <br /> WHEREAS, this Council held a public hearing on May 4, <br />1987 on Variance Application No. 87-1 to waive minimum street <br />frontage and lot size standards on property located at 914 West <br />Edinger Avenue; <br /> <br /> NOW~ THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based on the evidence submitted at the abovesaid <br />hearing, this Council finds and determines as follows: <br /> <br /> (a) Because this parcel of land is located be- <br />tween a recent commercial project and a stable single-family <br />neighborhood, the applicant cannot acquire additional property <br />to meet the new Commercial Standards for street frontage nor <br />lot size. The applicant has proposed to integrate his devel- <br />opment with the existing retail use adjacent to the site to <br />meet the intention of the zoning ordinance to ensure the <br />development of larger, more viable commercial projects. The <br />project, as proposed, does conform to current landscaping and <br />parking requirements. <br /> <br /> (b) The granting of <br />the applicant the enjoyment of the <br />parcel with a commercial use. <br /> <br />this variance will allow <br />privilege to develop this <br /> <br /> (c) The granting of this variance will be bene- <br />ficial both to the public welfare and surrounding properties <br />because it will allow for the development of a neighborhood <br />serving commercial use on a site which is currently a blighted, <br />vacant lot.
