173 <br /> <br />CONDITIONS <br /> <br />Should the Planning Commission approve Variance No. 87-1, the <br />project must comply with all applicable sections of the Santa <br />Ana Municipal Code, the California Administrative Code, the <br />1982 Uniform Fire Code, the Uniform Building Code and other <br />applicable regulations. In addition, it shall meet the <br />following: <br /> <br />A. PLANNING <br /> <br />A landscape maintenance agreement shall be provided <br />which ensures adequate maintenance of all new and <br />existing landscape areas at 902-914 W. Edinger <br />Avenue· <br /> <br />me <br /> <br />The applicant shall develop a planned si~:n program <br />for this center for the Planning Department's review <br />and approval. <br /> <br />A shared access agreement shall be recorded for the <br />two parcels at 902 and 914 W. Edinger Avenue. <br /> <br />Final site plans, building elevations, materials, <br />and colors shall be subject to approval by the <br />Planning Manager. <br /> <br />B. BUILDING AND SAFETY <br /> <br />Provide one-hour fire resistant wall with 30-inch <br />parapet above the roof for the south, east and west <br />walls. <br /> <br />Where doors open over landing, the landing shall be <br />5'-0" long. Revise retail space B door where the <br />landing meets the transformer pad. ~' <br /> <br />Two toilet rooms are required if the number of <br />employees exceeds four and both sexes are employed. <br /> <br />Provide e ramp for access to this building in <br />conformance with UBC~3306 and the handicap <br />requirement. Ramp slope shall not exceed 1:15. <br /> <br />5. Provide fire retardant roof covering to comply with <br /> UBC-3203. <br /> <br />6.
