7 155 <br />3/1,4/88 <br /> <br />RESOLUTION NO. 88-~ <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA APPROVING VARIANCE NO. 87-12 TO <br />ALLOW A TIRE SALES FACILITY AT VARIANCE WITH <br />CERTAIN DEVELOPMENT STANDARDS AT 3601 WEST <br />FIRST STREET <br /> <br /> WHEREAS, this Council held a public hearing on March 7, 1988 <br />on Variance Application No. 87-12 to permit the conversion of a <br />cocktail lounge into a tire sales facility at variance with <br />applicable minimum lot size and street frontage standards, mini- <br />mum land-scaped yard standards, and standards regarding the <br />orientation of service bays, on property located at 3601 West <br />First Street in the C2 use district, which application came before <br />this Council as appeal number 88-1 following its denial by the <br />Planning Commission; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based on the evidence submitted at the abovesaid hearing, <br />this Council finds and determines as follows: <br /> <br /> a. The proposed conversion of the existing vacant <br />cocktail lounge building to a tire sales facility will be an <br />improvement of the subject property and an enhancement of the <br />surrounding neighborhood. <br /> <br /> b. Strict adhearance to the applicable lot size, street <br />frontage, land-scaping, and service bay orientation standards would <br />make the proposed project infeasible to carry out. <br /> <br /> c. Because of special circumstance applicable to the <br />subject property, the strict application of the zoning ordinances <br />would deprive the property of privileges not at variance with the <br />intent and purpose of the zoning ordinances. <br /> <br /> d. The granting of this variance is necessary for the <br />presentation and enjoyment of one or more substantial property <br />rights. <br /> <br /> <br />
