15 7 <br /> <br />CONDITIONS <br /> <br />Should the Planning Commission recommend approval of Variance <br />No. 87-12, the project lust comply with all applicable <br />sections o£ the Santa Ana Municipal Code, the California <br />Administrative Code, the Uni£orm Pire Code, the Uni£orm <br />Building Code and other applicable regulations. In addition, <br />it shall meet the following: <br /> <br />A. PLANNING <br /> <br />The parking spaces which require existing vehicles <br />to back out onto the public alley shall be <br />recon£igured so that all backing movements are <br />accommodated on the project site. <br /> <br />The use of the site shall be limited to a tire sales <br />and service facility without any other automobile <br />repair services provided. <br /> <br />The operating hours o£ the £acility shall be no <br />earlier than 8:00 a.m. and no later than 7:00 p.m. <br />Monday through Saturday and no earlier than 9:00 <br />a.m. or later than 5:00 p.m. on Sunday. <br /> <br />B. PUBLIC WOR~S AOENCY <br /> <br />The site plan property dimensions must be revised to <br />re£1ect the 2.5' required alley dedication, the 2' <br />required First Street dedication and the new 27' <br />radius spandrel dedication. <br /> <br />The site plan must be reviewed to show First Street <br />to be 50' existing (52' proposed) street centerline <br />to property line and show Gunther Drive to be $0' <br />street centerline to property line. <br /> <br />The site plan must be revised to indicate <br />replacement of the three parking stalls at the rear <br />of the building, with two parking stalls turned at a <br />90° angle with access £rom t~e aisle. <br /> <br />EXHIBIT A <br /> <br /> <br />
