REL:mb(35) <br />12/27/88 <br /> <br />RESOLUTION NO. 89- 2 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF <br />THE CITY OF SANTA ANA APPROVING CON- <br />DITIONAL USE PERMIT NO. 88-24 TO <br />ALLOW A CONVENIENCE STORE AT 2120 <br />EAST MCFADDEN AVENUE IN THE M-1 USE <br />DISTRICT. <br /> <br /> WHEREAS, the Planning Commission of the City of Santa <br />Ana, on October 24, 1988, after duly noticed public hearing, <br />approved Conditional Use Permit No. 88-24, to allow the con- <br />version of an existing automobile service building into a con- <br />venience store at 2120 East McFadden Avenue in the M1 use dis- <br />trict; and <br /> <br /> WHEREAS, said conditional use permit was approved <br />subject to certain conditions, one of which was a requirement <br />to remove an existing non-conforming freestanding sign ("Con- <br />dition A3"); and <br /> <br /> WHEREAS, the <br />88-6, has appealed the <br />Council; and <br /> <br />applicant, by Appeal Application No. <br />imposition of Condition A3 to this <br /> <br /> WHEREAS, this Council held a public hearing on Decem- <br />ber 19, 1988, on said Conditional Use Permit and said Condition <br />A3 pursuant to said Appeal Application No. 88-6; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF <br />THE CITY OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based on the evidence submitted at the abovesaid <br />hearing, this Council finds and determines as follows: <br /> <br />Se <br /> <br />The proposed convenience store will promote usage <br />of a currently underutilized parcel and represents <br />a convenient motorist service not currently avail- <br />able in the vicinity. <br /> <br />The project site has been designed to facilitate <br />on-site circulation, and the use would function <br />compatibly with current on-site and surrounding <br />land uses. <br /> <br />Ce <br /> <br />The addition of the convenience store to the <br />existing service station represents a higher <br />economic use of the property while providing an <br />ancillary commercial use in an office/industrial <br />area. <br /> <br />,-. 00; <br /> <br /> <br />
