The proposed <br />the City are <br />designations <br />below. <br /> <br />floor area ratios for each sub-area of <br />shown in EXhibit ~.~ The land use <br />that apply to these areas are discussed <br /> <br />DISTRICT CNNTNR <br /> <br />District Centers are designed to serve as anchors to <br />the City's commercial corridors and to accommodate <br />major development activity. District Centers are to <br />be developed with an urban character that includes <br />high-rise office, commercial and residential uses <br />that provide shopping, business, cultural, education, <br />recreation, entertainment and housing opportunities. <br />These Districts also serve as major employment <br />centers locally and regionally. District Centers are <br />the areas of the City that provide development that <br />promotes the City as a regional activity center and <br />create an environment conducive to business on a <br />regional scale. <br /> <br />District Centers in Santa Ana are: <br /> <br />Downtown District which serves as one of the County's <br />major financial districts, employment and <br />governmental operation centers. <br /> <br />MainPlace District Center which includes several <br />large scale development projects that serve as a <br />regional shopping center and office complex. <br /> <br />South Coast Metro area which currently serves as a <br />regional retail shopping area, cultural center and <br />office complex. <br /> <br />Hutton Center/MacArthur Place area which contains an <br />existing office/hotel complex and a proposed major <br />mixed use project that will include a pro£essional <br />office complex with supporting commercial and <br />residential components. <br /> <br />Museum District located between the Downtown and <br />~ainPlace Dist¥ict Centers is proposed as a major <br />of£ice/cultural center that will be developed over <br />the next 15 to 20 years. The area will focus upon <br />the expanded Bowers ~useum and the construction of a <br />second museum adjacent to the Santa Aha Freeway. <br /> <br /> <br />
