171 <br /> <br />REL: 6/18/91 <br /> <br />RESOLUTION NO. 91- 059 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA APPROVING VARIANCE NO. <br />91-002, TO ALLOW, FOR A TWO-YEAR PERIOD, <br />A REDUCTION IN THE OFF-STREET PARKING <br />REQUIREMENTS FOR A COURT REPORTING <br />SCHOOL IN AN OFFICE BUILDING LOCATED AT <br />1200 NORTH MAIN STREET <br /> <br /> WHEREAS, this Council held a public hearing on June 17, 1991, <br />on Variance Application No. 91-002, to allow a reduction in the <br />off-street parking requirements for a court reporting school in an <br />office building loctated at 1200 North Main Street; <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based upon the evidence submitted at the abovesaid hearing <br />this Council finds and determines as follows: <br /> <br />A. Because of special circumstances applicable to the subject <br />property, the strict application of the off-street parking <br />requirements in the zoning regulations would deprive the <br />subject property of privileges not otherwise at variance with <br />the intent and purpose of the provisions of this chapter; <br /> <br />It is possible that parking facilities may be constructed <br />in the area of the subject site in two years. To deny <br />any reduction in parking for such time p~riod would be to <br />preclude economic use of the subject building for such <br />time period. <br /> <br />B. That the granting of a variance is necessary for the <br />preservation and enjoyment of one or more substantial property <br />rights; <br /> <br />A reduction in parking requirements is necessary to allow <br />economic use of the subject building. <br /> <br />c. That the granting of a variance will not be materially <br />detrimental to the public welfare or injurious to surrounding <br />property; <br /> <br />Although the reduction in parking requirements may result <br />in some additional parking problems in the area, such <br />condition will be for a temporary period. At the end of <br />such period, if new parking facilities are not available, <br />the subject building will be required to conform to the <br /> <br /> <br />
