Variance NO. 92-8 <br />May 17, 1993 <br />Page 1 of 2 <br /> <br />Condi%ions for Approval <br /> <br />Should Variance No. 92-8 be approved, the project must comply with all applicable <br />sections of the Santa Ana Municipal Code, the California Administrative Code, the <br />Uniform Fire Code, the Uniform Building Code and all other applicable regulations. <br />In addition, it shall meet the following: <br /> <br />A. Planninq <br /> <br />1. A bicycle parking area shall be provided for the project. <br /> <br />Building and parking lot lighting shall be decorative in nature and <br />match the building design. <br /> <br />The project shall comply with all conditions of Site Plan Review Number <br />DP 91-60. <br /> <br />Public Works Aqency <br /> <br />Prior to Site Plan approval, complete the following: <br /> <br />Revise the site Plan to depict the two driveways to be per City <br />Standard #1112, Case 2. <br /> <br />2o <br /> <br />Revise the Site Plan to depict and to dimension an existing 25 feet <br />radius property line spandrel at the Northeast corner of Westminster <br />Avenue and Sydney Street. <br /> <br />Revise the Site Plan to depict the relocation of the existing power <br />pole and guy down, adjacent to the proposed Sydney Street driveway, a <br />minimum of 10 feet from new driveway "Top of X". <br /> <br />Revise the Site Plan to depict the closure of all existing driveways <br />with curb and full width sidewalk. <br /> <br />Prior to Release of Utilities, complete the following on Westminster Avenue: <br /> <br />1. Close existing driveway with curb and full width sidewalk. <br /> <br />Construct new driveway per City Standard #1112, Case 2 (W= 28 feet, A= <br />36 feet, X= 4 feet). <br /> <br />3.
