RESOLUTION 95-078 Z97 <br /> <br />Conditional Use Permit No. <br />November 6, 1995 <br />Page 1 of 2 <br /> <br />95-19 <br /> <br />Will the proposed use provide a service or facility which will <br />contribute to the general well being of the neighborhood or the <br />community? <br /> <br />The proposed convenience store within the existing service <br />station will provide a service to the neighborhood by <br />providing a retail sales component within a predominantly <br />industrial area. This will allow service station customers <br />or workers in the area the ability to purchase grocery <br />items in the immediate area. <br /> <br />Will the proposed use under the circumstances of the particular <br />case be detrimental to the health, safety, or general welfare of <br />persons residing or working in the vicinity? <br /> <br />The proposed retail use will not be detrimental to the <br />health or safety of residence in the area as no residential <br />units are located in the immediate area. The retail use <br />will also not be detrimental to persons working in the area <br />as the store will predominantly sell food items only, with <br />no alcoholic beverage sales from the facility. <br /> <br />Will the proposed use adversely affect the present economic <br />stability or future economic development of properties <br />surrounding the area? <br /> <br />The proposed use will enhance the economic viability in the <br />area by providing an small retail component within the <br />industrial area. In addition, the conditional use permit <br />will allow the service station owners the ability to <br />modernize the facility, thus becoming more economically <br />competitive with similar surrounding uses. <br /> <br />Will the proposed use comply with the regulations and conditions <br />specified in Chapter 41 for such use? <br /> <br />The proposed facility, with the exception of the front yard <br />landscaped setbacks, will comply with the regulations and <br />conditions specified in Chapter.41 for this use. However, <br />additional on-site landscaping and landscape upgrades are <br />being provided to bring the site into close compliance with <br />Chapter 41. <br /> <br />EXHIBIT A <br /> <br /> <br />
