However, some degree of incompatibility could occur within the Broadway <br />Corridor and Bush Street Professional Districts. <br /> <br />Finding <br /> <br />Changes or alterations have been required in and incorporated into the project which <br />avoid the above significant effect. <br /> <br />Facts <br /> <br />The City shall review all future land use proposals and improvements on a <br />project-by-project basis to ensure that proposals would be designed, developed, <br />and constructed in accordance with standards and requirements of the Midtown <br />Specific Plan and the Zoning Ordinance and all other appropriate laws and <br />regulations. <br /> <br />ENVIRONMENTAL EFFECT <br /> <br />The Specific Plan would implement objectives and recommendations of the City's General <br />Plan, Central City Redevelopment Plan, and Enterprise Zone Program. However, the <br />Specific Plan would require an amendment to the City's General Plan and Zoning <br />Ordinance. <br /> <br />Finding <br /> <br />Changes or alterations have been required in and incorporated into the project which <br />avoid the above significant effect. <br /> <br />Facts <br /> <br />The Planning and Building Agency shall amend the City's General Plan and <br />Zoning Ordinance to SP-3 (Specific Plan No. 3), prior to implementing any <br />portion of the Midtown Specific Plan. <br /> <br />ENVIRONMENTAL EFFECT <br /> <br />Future development activities resulting from the Specific Plan would contribute to the <br />overall amount of future construction occurring within Midtown and City of Santa Ana. <br />Cumulative impacts, however, are not considered significant since future development <br />would be consistent with the Specific Plan and would enhance and improve the visual <br />image and f'mancial status of Midtown and Santa Ana. Furthermore, each cumulative <br />project would be reviewed and approved by the City and would be consistent with City <br /> <br />FINDINGS OF FACT/MIDTOWN DISTRICT SPECIFIC PLAN/EIR NO. 94-1 3 <br /> <br /> <br />
