603 <br /> <br />GAS: 12/14/98 <br /> <br />RESOLUTION NO. 98- 090 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SANTA <br />ANA APPROVING TENTATIVE TRACT MAP NO. 15748, CREATING <br />46 INDIVIDUAL LOTS FOR A LIVE/WORK COMMUNITY LOCATED <br />AT 201 NORTH MAIN STREET (TTM NO. 15748) <br /> <br /> WHEREAS, Tentative Tract Map No. 15748 has been filed to subdivide <br />an existing 2.4 acre parcel into 46 lots, for the development of a <br />live/work community located at 201 North Main Street (the "Project"); and <br /> <br /> WHEREAS, the design and improvement proposed for Tentative Tract Map <br />No. 15748 is consistent with the objectives, policies, general land uses, <br />and programs specified in the City of Santa Ana General Plan; and <br /> <br /> WHEREAS, the Environmental Evaluator of the <br />prepared a mitigated negative declaration and <br />program for the Project; and <br /> <br />City Of Santa Aha has <br />mitigation monitoring <br /> <br /> WHEREAS, the Planning Commission of. the City of Santa Aha held a <br />duly noticed public hearing on December 2, 1998, on Tentative Tract Map <br />No. 15748, and based thereon, recommended that this Council approve the <br />map for the Project; and <br /> <br /> WHEREAS, this Council held a duly noticed public hearing, on <br />December 7, 1998, on Tentative Tract Map No. 15748 for the Project. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based upon the evidence submitted at the abovesaid hearing, <br />this Council finds and determines as follows: <br /> <br />The Project, as conditioned, and its design and improvements are <br />consistent with the District Center designation on the General Plan <br />and are otherwise consistent with all other elements of the General <br />Plan. <br /> <br />Tentative Tract Map No. 15748 is consistent with the land use <br />designation and density prescribed in the General Plan and will <br />have no adverse affect on the surrounding land uses in the <br />area. <br /> <br />B. The proposed project, as conditioned, conforms to all applicable <br /> requirements of the zoning and subdivision codes as well as other <br /> applicable City ordinances. <br /> <br />Tentative Tract Map No. 15748 conforms to the minimum street <br />frontage and lot size requirements, the provisions of Chapters <br /> <br /> <br />
