109 ATTACHMENT A Tentative Tract Map No. 15805 is approved subject to compliance, to the reasonable satisfaction of the Planning Manager, with all applicable sections of the Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire Code, the Uniform Building Code and all other applicable regulations. The applicant must comply in full with each and every condition listed below prior, to exercising the rights conferred by this tentative t~act map. ' ''' Conditions of Approval A. Planning Division Project landscaping is reql/ired to be maintained to the minimum size and quantities of the approved plans. Two copies of the recorded final parcel or final tract map, lot line adjustment and/or City approved CC&R's shall be submitted each to the Planning Division Building Division, and Public Works Agency within l0 days or recordation. The tentative map, final map and all improvements required to be made or .installed by the subdivider shall be in accordance with the design standards and specifications of the City of Santa Ana and the requirements of the State Subdivision Map Act. Ail development within the area of the map is subject to development and other applicable fees including permit fees in effect at the time of permit issuance. o Ail development within the area of the map is subject to all design and development standards in effect at the time of building permit plan check submittal unless said plan check expires according to applicable codes and then subsequent standards in effect at resubmittal apply. The final tract map must be approved and recorded prior to issuance of building permits. The project design shall comply with Site Plan Review DP No. 98- 113. The CC&R's and condominium plan for this project must be approved prior to approval of the final tract map· The CC&R's and condominium plan shall be recorded with the final map and prior to the issuance of the first building permit.
