109 <br /> <br />ATTACHMENT A <br /> <br />Tentative Tract Map No. 15805 is approved subject to compliance, to the <br />reasonable satisfaction of the Planning Manager, with all applicable <br />sections of the Santa Ana Municipal Code, the California Administrative <br />Code, the Uniform Fire Code, the Uniform Building Code and all other <br />applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed <br />below prior, to exercising the rights conferred by this tentative t~act <br />map. ' ''' <br /> <br />Conditions of Approval <br /> <br />A. Planning Division <br /> <br />Project landscaping is reql/ired to be maintained to the minimum <br />size and quantities of the approved plans. <br /> <br />Two copies of the recorded final parcel or final tract map, lot <br />line adjustment and/or City approved CC&R's shall be submitted <br />each to the Planning Division Building Division, and Public Works <br />Agency within l0 days or recordation. <br /> <br />The tentative map, final map and all improvements required to be <br />made or .installed by the subdivider shall be in accordance with <br />the design standards and specifications of the City of Santa Ana <br />and the requirements of the State Subdivision Map Act. <br /> <br />Ail development within the area of the map is subject to <br />development and other applicable fees including permit fees in <br />effect at the time of permit issuance. <br /> <br />o <br /> <br />Ail development within the area of the map is subject to all <br />design and development standards in effect at the time of <br />building permit plan check submittal unless said plan check <br />expires according to applicable codes and then subsequent <br />standards in effect at resubmittal apply. <br /> <br />The final tract map must be approved and recorded prior to <br />issuance of building permits. <br /> <br />The project design shall comply with Site Plan Review DP No. 98- <br />113. <br /> <br />The CC&R's and condominium plan for this project must be approved <br />prior to approval of the final tract map· The CC&R's and <br />condominium plan shall be recorded with the final map and prior <br />to the issuance of the first building permit. <br /> <br /> <br />
