Resolution No. <br />Page 1 of 2 <br /> <br />99-067 <br /> <br />GAS: 6/9/99 <br /> <br />RESOLUTION NO. 99-067 <br /> <br />A RESOLUTION OF THE CITY COUNCIL OF THE <br />CITY OF SANTA ANA APPROVING CONDITIONAL <br />USE PERMIT NO. 99-20 TO PERMIT A <br />PARKING LOT LOCATED ON A DETACHED <br />PARCEL ON EIGHTEENTH STREET <br /> <br /> WHEREAS, this Council held a public hearing on October 4, <br /> <br />· 1999, on Conditional Use Permit Application No. 99-20, to allow a <br /> parking lot on Eighteenth Street, in a B suffix zoning district. <br /> <br /> NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF T~E <br />CITY OF SANTA ANA AS FOLLOWS: <br /> <br /> 1. Based upon the evidence submitted at the abovesaid <br />hearing, this Council finds and determines as follows: <br /> <br />Will the proposed parking lot in the R1-B zone provide a <br />service or facility which will contribute to the general well <br />being of the neighborhood or community? <br /> <br />The proposed parking lot provides additional surface <br />parking for the proposed office project thereby <br />contributing to the long term success of the <br />development. The proposed office project with parking <br />in the rear is consistent with and supports the <br />office/commercial character of the uses along <br />Seventeenth Street. <br /> <br />Will the proposed use under the circumstances of the <br />particular case be detrimental to the health, safety or <br />general welfare of persons residing or working in the <br />vicinity? <br /> <br />The circulation design and layout which include <br />landscaping to screen the parking lot will not create <br />impact or be detrimental to the overall site or <br />neighborhood. Further an eight foot wall will be <br />provided along the north property line between the <br />project and residential uses to the north. <br /> <br />Will the proposed use adversely affect the <br />stability or future economic development of <br />surrounding area? <br /> <br />present economic <br />property in the <br /> <br />The office development and rear parking area and their <br />design provides a visual upgrade and new economic <br />activity to this area. The economic viability of the <br />overall development is increased with the addition of <br />the proposed parking facilities. The overall economic <br />stability of the area will be strengthened with <br />additional office growth in the area. <br /> <br /> <br />
