ii. ~ <br /> <br />Will the proposed use under the circumstances of the <br />particular case be detrimental to the health, safety, or <br />general welfare of persons residing or working in the <br />vicinity? <br /> <br />The 35,000 square foot health club proposed is <br />designed to comply with the City's design and <br />development standards for such facilities, which will <br />not be detrimental to the health, safety or general <br />welfare of persons residing or working in the vicinity. <br /> <br />iii. <br /> <br />Will the proposed use adversely affect the present economic <br />stability or future economic development of properties <br />surrounding the area? <br /> <br />The proposed project meets the City's development <br />standards for a 35,000 square foot health club. The <br />site is currently occupied by a 10-story office building <br />and a 7-story parking structure. The proposed use of <br />the property is consistent with the surrounding area. <br />The proposed 35,000 square foot health club is in <br />conformance with the City's requirements and will <br />help the economic stability of the area. <br /> <br />iV. <br /> <br />Will the proposed use comply with the regulations and <br />conditions specified in Chapter 41 for such use? <br /> <br />The 35,000 square foot health club proposed is <br />designed to comply with the City's design and <br />development standards for such facilities except for <br />the parking and landscaping. A variance is required <br />to deviate from these standards. The health club use <br />is consistent with the land use designation of <br />professional and administrative office. <br /> <br />Will the proposed use adversely affect the General Plan or <br />any specific plan of the City? <br /> <br />The proposed 35,000 square foot health club is <br />designed to be compatible with the surrounding <br />environment, which will not adversely affect the <br /> <br />Resolution No. 2002-099 <br />Page 2 of 16 <br /> <br /> <br />
