SECTION 6 <br /> <br />PROPOSED DEVELOPMENT PROGRAM <br /> <br />SD 71 entitles a new inflll live/work development that will capitalize on <br />the alternative transit opportunities in the area. <br /> <br />SECTION 7 <br /> <br />CONCEPT/ENTITLEMENTS <br /> <br />The proposed concept of the Specific Development 71 entitles for-sale <br />live/work developments. The residential element of live-work <br />developments will include lofts providing for both living area and <br />workshop/studio space. <br /> <br />SECTION 8 <br /> <br />USES PERMITTED <br /> <br />(a) <br /> <br />(b) <br />(c) <br /> <br />Open-air recreational and entertainment uses, including bike <br />trails. <br />Government buildings, quasi-public service and facilities <br />Freestanding restaurants, cafes, and eating establishments, <br />excluding drive-through facilities and facilities open between the <br />hours of 12:00 midnight and 5:00 a.m. <br /> <br />SECTION 9 <br /> <br />CONDITIONALLY PERMITTED USES <br /> <br />(a) Live/work projects at a density not to exceed twenty-five (25) units <br /> per acre. <br />(b) Attached restaurants, cafes and eating establishments of less than <br /> 20,000 square feet in floor area. <br /> <br />SECTION 10 <br /> <br />DEVELOPMENT STANDARDS <br /> <br />Development standards for SD 71 will be developed in conjunction with <br />the first development project, through the amendment process. This will <br />include architectural design, building height limits, maximum site <br />coverage, landscaping standards, signage standards, and public and <br />private open space. <br /> <br />Parking for the live/work units shall be provided at a rate of one and a <br />half (1.5) spaces per unit. One space per unit must be located in a <br />garage. Accessible guest parking at a rate of ten (10) percent of the <br />total number of parking spaces shall be provided. <br /> <br />A landscaped setback of ten (10) feet is required along Civic Center <br /> <br />Ordinance No. NS-2524 <br />Page 6 of 7 <br /> <br /> <br />
