Exhibit A All that certain land situated in the State of California, County of Orange, City of Santa Ana, described as follows: Beginning at a point 170 feet west of a point on the west line of Broadway 370.64 feet north of the southeast comer of a resubdivision of the Orange Grove Tract, as shown on a map recorded in Book 2, Page 9 of Miscellaneous Maps, Records of Orange County, California, said point being also the sourtheast comer of tract of land conveyed to Frank J Was and wife by deed recorded July 18, 1928 in Book 177, Page 372 of Official Records; thence west along the south line of said tract conveyed to Frank J Was and wife, 293.5 feet, more or less, to the center line of Victoria Drive, as condemned by the City of Santa Ama by decree dated August 9, 1926. A certified copy of said decree recorded February 18, 1927 in Book 13, Page 364 of Official Records: thence south along the center of Victoria Drive 117 feet, more or less, to the northwest comer of the tract of land conveyed to C. L. Cotant and wife by deed recorded June 4, 1929 in Book 279, Page 361 of Official Records: thence east along the north line of said tract conveyed to C. L. Contant and wife 238.5 feet to the northeast comer of said tract; thence south along the easterly line of said tract, 13 feet to the south line of the tract of land conveyed to Roy Russell and wife by deed recorded January 18, 1928 in Book 125, Page 15 of Official Recorded; thence east along the south line of said tract conveyed to Roy Russell and wife, 55 feet to the southeast comer thereof; thence north 130 feet to the point of beginning. Excepting therefi'om the westerly 40 feet of said property as condemned for the opening of Victoria Drive by final degree of condemnation had in Case No. 19134 of the Superior Court of Orange County on August 9, 1926, a certified copy of which decree was recorded in Book 13, Page 364 of Official Records on February 18 1927. -10-
