Conditions for Approval for Conditional Use Permit No. 2003-31 <br /> <br />Conditional Use Permit No. 2003-31 is approved subject to compliance, to the <br />reasonable satisfaction of the Planning Manager, with all applicable sections of the <br />Santa ^na Municipal Code, the California Administrative Code, the Uniform Fire Code, <br />the Uniform Building Code and all other applicable regulations, <br /> <br />The applicant must comply in full with each and every condition listed below prior to <br />exemising the rights conferred by this conditional use permit. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the conditional use permit. Failure to comply with each and every condition may <br />result in the revocation of the conditional use permit. <br /> <br />A. PLANNING DIVISION <br /> <br />The project shall remain in compliance with Site Plan Review DP No. 03- <br />18. <br /> <br />Restore or replace in kind and maintain all damaged transom window <br />spindles (grills) and decorative wall ornaments per the Secretary of the <br />Interior Standards. The applicant is required to submit plans to the City for <br />approval for any exterior modifications prior to any construction. <br /> <br />The applicant shall use the Secretary. of the Interior Standards, as <br />appropriate, for any rehabilitation of the building not completed per the <br />conditions of Historic Exterior Modification Application No. 2002-03. <br />These conditions included: <br /> <br />a. The double doom facing Main Street shall match the existing doom <br /> on the same elevation. <br /> <br />b. Wood doom, frames and columns shall be used on the south <br /> section of the South Main Street elevation. <br /> <br />c. Matching brick should be used on bulkheads on the south section <br /> of the South Main Street elevation. <br />Any amendment to this cOnditional use permit must be submitted to the <br />Planning Division for review prior to any construction, physical change or <br />change in mode or character of operation. Staff will determine if <br />administrative relief is available or the conditional use permit must be <br />amended. <br /> <br />A lot line adjustment must be applied for and approved prior to plan check <br />approval. <br /> <br /> All approved lot line adjustment actions must be accepted by the City of <br /> Santa Ana and duly recorded with the County of Orange and the Grant <br /> Deed prior to the issuance of any building permits. <br /> <br />75.A. <br /> <br /> <br />
