<br />. <br /> <br />Conditions of ADDroval for Tentative Parcel MaD No. 2003-07 <br /> <br />Tentative Parcel Map No. 2003-07 (County Map No. 2002-248) is approved subject to <br />compliance, to the reasonable satisfaction of the Planning Manager. with all applicable <br />sections of the Santa Ana Municipal Code. the California Administrative Code. the Uniform <br />Fire Code, the Uniform Building Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below orior to <br />exercising the rights conferred by this tentative parcel map. <br /> <br />A. <br /> <br /> 1. <br /> 2. <br /> .3. <br />. 4. <br /> 5. <br /> <br />. <br /> <br />Planning Division <br /> <br />The Final Map is required to be recorded within two years of the date of <br />approval for the tentative map by the City Council. <br /> <br />Two copies of the recorded Final Map need to be submitted to the Planning <br />Division and Public Works Agency within 10 days of recordation. <br /> <br />All development within the area of the map is subject to development and <br />permit fees in effect at the time of permit issuance. <br /> <br />All development within the. area of the map is subject to all design and <br />development standards in effect at the time of permit issuance. <br /> <br />The tentative map. final map. and all improvements required to be made or <br />installed by the subdivider will be in accordance with the design standards <br />and specifications of the Santa Ana Municipal Code and the requirement of <br />the State Subdivision Map Act. <br /> <br />6. <br /> <br />Prior to issuance of permits beyond one single-family residence, a new grant <br />deed must be recorded to create two legal building sites. <br /> <br />All proposed site improvements must comply with Development Review <br />Committee comments dated February 14, 2003 for Site Plan Review DP No. <br />03-02. <br /> <br />7. <br /> <br /> <br /> <br />8. <br /> <br />.
