Tentative Parcel Map No. 2003-07 <br />January 21, 2004 <br />Page 1 of 2 <br /> <br />Findings .of Fact <br /> <br />A. <br /> <br />The proposed project, as conditioned, and its design and improvements <br />are consistent with the Low Density Residential land use designation <br />of the General Plan and are otherwise consistent with all other <br />elements of the General Plan and any applicable specific plans. <br /> <br />The proposed subdivision creates two conforming lots consistent <br />with the Low Density Residential designation provisions and the <br />Specific Development No. 40 zoning district. Each lot has been <br />designed to accommodate one single-family residence. <br /> <br />B. <br /> <br />The proposed proj ect, as conditioned, conforms to all applicable <br />requirements of the zoning and subdivision codes, as well as other <br />applicable City ordinances. <br /> <br />. <br /> <br />The proposed subdivision conforms to the minimum lot size and <br />street frontage requirements, as well as meets the letter and <br />intent of the State of California Subdivision Map Act provisions <br />and the Specific Development No. 40 zoning district. Each lot <br />will maintain a minimum of 50 feet of. street frontage and 6,000 <br />square feet of lot area. <br /> <br />C. <br /> <br />The project site is physically suitable for the type and density of <br />the proposed project. <br /> <br />The project site is a corner lot that contains frontage on two <br />streets, allowing adequate frontage for each parcel. Both <br />proposed residential lots meet the minimum frontage and required <br />lot size of one dwelling unit per 6,000 square feet of lot area. <br />There are no physical constraints on the site to preclude <br />development. The parcels will aid in the implementation of <br />quality infill single-family residential development. <br /> <br />D. <br /> <br />The design and improvements of the proposed proj ect will not cause <br />substantial environmental damage or substantially and avoidable <br />injure fish or wildlife or their habitat. <br /> <br />There are no wetlands or unusual flora or fauna on or around the <br />project site. No development surrounding this site will be <br />affected by this proposal. <br /> <br />. <br /> <br />32A-7 <br />
