<br />tit <br /> <br />Conditions of APproval for Tentative Parcel Map No. 2004-'J1 <br /> <br />Tentative Parcel Map No. 2004-01 (County Parcel Map No. 2003-188) is approved <br />subject to compliance, to the reasonable satisfaction of the Planning Manager, with all <br />applicable sections of the Santa Ana Municipal Code, the Califomia Administrative Code, <br />the Uniform Fire Code, the Unifonn Building Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below Drior to <br />exercising the rights conferred by this tentative parcel map. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the parcel map. Failure to comply with each and every condition may result in the <br />revocation of the parcel map. <br /> <br />A. <br /> <br />1. <br />2. <br />tit <br />3. <br />4. <br />5. <br />6. <br /> <br />tit <br /> <br />Planning Division <br /> <br />Comply with Development Review Committee comments dated August 25, <br />2003 for Site Plan Review DP No. 03-43. <br /> <br />Project landscaping, including irrigation systems, shall be maintained as <br />one common area under control of the Association for the integrated <br />development. Should anyone parcel become vacant, it would be the <br />responsibility of the association to ensure maintenance of that parcel. <br /> <br />The project shall continue to function as an integrated development. No <br />fences will be permitted across drive aisles for the purpose of creating <br />yard areas for individual parcels. <br /> <br />All common area utilities, including but not limited to lighting, water and <br />irrigation shall be controlled by separate utility meters. <br /> <br />All pot holes, raised paving and broken curbs within the boundaries of the <br />map shall be repaired and parking areas slurry coated and restriped to <br />City standards as part of a normal maintenance program. <br /> <br />Conditions Covenants and Restrictions (CC&Rs) must be approved by the <br />City prior to final map approval. The CC&Rs must address reciprocal <br />access between the two parcels, reciprocal easements to maintain fire <br />department access, hydrants and fire protection equipment, landscape <br />and common area maintenance, drainage, architecture, parking, <br />circulation, etc., and shall be recorded prior to final map approval. <br /> <br />7. <br /> <br />Two copies of the recorded final parcel map and City approved CC&Rs <br />shall be submitted each to the Planning Division, Building Division and <br />Public Works Agency within 10 days of recordation. <br /> <br />3~li~ 1'5 <br />
