The property is within the Two-Family <br />Residence (R2) zoning district and has a General Plan land use designation <br />of Medium Density Residential (MR-15) which allows up to 15 dwelling units <br />per acre. The site is bounded by residential to the north, east and west, <br />and a mixture of commercial and residential to the south and east <br />(Exhibits 1 and 2) . <br /> <br />Project Description <br /> <br />The applicant proposes to construct a two-family detached residential <br />project on an existing 74-foot by 140-foot rectangular shaped lot. The <br />dwelling units will each be two-story and 23 feet in height with <br />attached two-car garages.
