<br />One Broadway Plaza <br />Environmental Impact Report <br /> <br />Findings and Facts in Support of Findings <br /> <br />with their operations. The project developer shall also pay their fair share amount for the <br />necessary facilities to accommodate project-related water supplies. <br /> <br />U-8 <br /> <br />The project developer shall coordinate with CSDOC and the City of Santa Ana Public <br />Works Department prior to construction to determine the exact location of all underground <br />sewer facilities and take action to prevent damage to these facilities or interference with their <br />operations. The Contractor shall protect all sewer lines and associated structures that will be <br />left on the project site from damage. <br /> <br />U-9 The project developer shall pay their fair share amount, as determined by the City of <br />Santa Ana, to construct the proposed storm drain system serving the project site to <br />Broadway Street in accordance with the City's Master Plan of Drainage. <br /> <br />U-10 The project developer shall pay all costs for the construction of a new 8-inch waterline and a <br />6-inch sewer to be constructed within Washington Avenue and 10th Street to replace these <br />lines abandoned in a portion of Sycamore Street. <br /> <br />4.2.12 IMPACTS RELATED TO AESTHETICS <br /> <br />4.2.12.1 Potentially Significant Adverse ImDacts Related to Aesthetics <br /> <br />As described in detail in Section 3.11 (Aesthetics) in the EIR, the project will create an additional <br />amount of light that could impact adjacent land uses. <br /> <br />4.2.12.2 Findings Related to Aesthetics ImDacts <br /> <br />Changes or alterations have been required in, or incorporated into, the One Broadway Plaza <br />project which avoid or substantially lessen the significant environmental effect as identified in <br />the EIR. <br /> <br />4.2.12.3 Facts in Support of the Finding Related to Aesthetics ImDacts <br /> <br />Implementation of mitigation measure AS-I, provided below, will substantially lessen the <br />adverse impacts of the One Broadway Plaza project related to light and glare, and will reduce <br />these potentially significant adverse impacts to below a level of significance. <br /> <br />AS-I The project proponent will ensure that all outdoor lighting and fixtures, including lighting <br />for construction, are shielded or designed and located to minimize nighttime light spillage <br />onto adjacent uses.
