<br />One Broadway Plaza <br />Environmental Impact Report <br /> <br />Findings and Facts in Support of Findings <br /> <br />The proposed project will not be subject to inundation by seiche, tsunami or mudflow because it is <br />not located near any substantial bodies of water and not subject to mudflows. <br /> <br />4.3.8 Land Use and Planning <br /> <br />The proposed project will not physically divide an established community because the project site is <br />in an existing developed urban area. <br /> <br />The proposed project will not conflict with any applicable habitat conservation plan or natural <br />community conservation plan since it is located on an already developed area. <br /> <br />4.3.9 Mineral Resources <br /> <br />There are no mineral resources on the project site. Therefore, the project will not result in the loss <br />of availability of a known mineral resource that would be of value to the region and the residents of <br />the state. The project will not result in the loss of availability of a locally important mineral <br />resource recovery site delineated on a local General Plan, Specific Plan or other land use plan. <br />4.3.10 Noise <br /> <br />The project site is not located near a public or private airport or airstrip and will not expose people <br />residing or working in the project area to excessive airplane noise levels. <br /> <br />4.3.11 Population and Housing <br /> <br />The proposed project will not displace substantial numbers of people, necessitating the construction <br />of replacement housing elsewhere. <br /> <br />4.3.12 Public Services <br /> <br />The project site is already served by a number of public service providers. The proposed project <br />will not result in substantial adverse physical impacts associated with the provision of new or <br />physically altered governmental facilities or a need for new or physically altered governmental <br />facilities, the construction of which could cause significant environmental impacts, in order to <br />maintain acceptable service ratios, response times or other perfonnance objectives for public <br />services other than fire protection, police protection and schools. <br /> <br />4.3 .13 Recreation <br /> <br />The proposed project consists of an office building which will not increase the use of existing <br />neighborhood and recreational facilities such that substantial physical deterioration of the facilities <br />would occur or be accelerated. <br /> <br />The proposed project does not include recreational facilities or require the construction or expansion <br />of recreational facilities that might have an adverse physical effect on the environment. <br /> <br />U/vfregoso/wp51/reports/One Broadway final findings <br />June 28, 2004 <br /> <br />Page 42 <br />
