<br />One Broadway Plaza <br />Environmental Impact Report <br /> <br />Findings and Facts in Support of Findings <br /> <br />. <br /> <br />To preserve and enhance the Broadway area by providing palm tree lined plazas which include <br />extensive landscaping, public art and water features and serve as public gathering places. <br /> <br />. <br /> <br />To provide an on-site parking structure that will serve the parking needed for the office building <br />as well as providing needed additional parking for the public in the sUITounding area. <br /> <br />. <br /> <br />To provide a project that contributes to the redevelopment and revitalization of the central city <br />by acting as a catalyst for future improvements that foster entertainment, cultural and business <br />activities and establish Santa Ana as a vibrant center of Orange County life. <br /> <br />6.4 <br /> <br />LOW-RANGE PROJECT ALTERNATIVE <br /> <br />The Low-Range Project Alternative assumes that a three story office building with a FAR of 1.0 <br />and 188,179 square feet of commercial office space would be developed on the project site. <br />CUITently, there is 75,272 square feet of existing development on the site. Therefore, 112,907 <br />square feet of new commercial office space would be constructed on the site under the Low-Range <br />Project Alternative. A three-story building with 112,907 square feet of commercial office space <br />would have 37,635 square feet (0.86 acre) of office space per floor. That table is reproduced <br />on the following page. <br /> <br />In summary, the project will result in unavoidable adverse impacts related to short and long tenn air <br />quality, surface transportation, utilities, aesthetics and cultural resources. <br /> <br />6.6 <br /> <br />ENVIRONMENT ALL Y SUPERIOR AL TERNA TIVE <br /> <br />Table 8.4-1 shows a comparison of the environmental effects of the project alternatives.
