Sycamore functions primarily as a local service <br />street south of Tenth Street and north of Washington and <br />provides access to existing and planned parking facilities on the <br />east side of the street. There are no setback requirements. Vine <br />pockets are encouraged along parking structures, and a 10- <br />foot landscaped setback is required at . surface parking lots. <br /> <br />Bush Street. Existing and planned parking facilities line the street. <br />A ten foot setback is required for a three-level parking structure <br />and a fifteen foot setback is required for a four-level structure. <br /> <br />Floor Area Ratio <br /> <br />The floor area ratio for the proposed office towers in this district is 2.0 <br />FAR. The potential new tower may only occur with the abandonment <br />of Twelfth Street and consolidation of the two blocks. <br /> <br />Parcel Size <br /> <br />¡ <br />The minimum parcel area is 15,000 square fee~ and the minimum <br />frontage of 120 feet.
