<br />. <br /> <br />BUILDING FORM <br /> <br />Building form shall contribute to the unique character desired for <br />Midtown's various activity districts. <br />. Cluster taller buildings on Main Street from Civic Center Drive to <br />Washington Avenue, tapering heights and intensities towards <br />Washington Avenue, to reinforce existing office towers, and to <br />express the Civic/Professional and Financial Districts' role as <br />employment centers. A tower form is most appropriate for Main <br />Street, because it reflects the form of existing office structures. <br />There shall be only one new tower of 6 to 8 stories in the <br />Financial District, with other buildings of one and two stories. <br />. Use lower buildings to define and protect pedestrian space and <br />create an activity edge along Main Street and the mid-block <br />extensions of Ninth, Eleventh and Fourteenth Streets. <br />. The form and siting of older structures of character on Broadway <br />north of Washington and Bush (sited on small lots with front and <br />side yards) shall be reflected by new development and <br />revitalization of existing buildings along these streets. <br /> <br />Establish specific height zones to regulate building height, with the <br />greatest heights on Main Street between Civic Center Drive and <br />Washington, intermediate heights on Broadway and on Main Street <br />north of Washington, and the lowest building heights along <br />Broadway and Bush Streets. (See Exhibit 6, General Building <br />8hts.) <br /> <br />OPEN SPACE NODES <br /> <br />Main Street shall be accented by two open space nodes, one at the <br />intersection of Tenth, and one at Washington. These nodes are <br />intended to provide open space relief in the center of Midtown. <br />These nodes shall be connected by a linear open space strip along <br />Sycamore south of Tenth Street and north of Washington, which will <br />function as an integral part of Midtown's central open space resource. <br /> <br />PEDESTRIAN SPACE <br /> <br />Pedestrian space shall reinforce the ground floor activities within <br />districts and provide convenient and attractive routes and social <br />spaces throughout Midtown. Main Street and the Ninth Street <br />pedestrian way are the primary shopping streets with continuous <br />storefronts defining the street space. <br /> <br />Wherever possible, the sidewalk will be widened to encourage <br />pedestrian activity and provide space for enhanced landscaping and <br />streetscape amenities. <br /> <br />Strengthen the qualities of pedestrian space on Broadway and Bush <br />eaintaining mature street trees, landscaped front yards, clear <br />strian paths, and by requiring future development to provide <br />e features. <br /> <br />Midtown Specific Plan <br /> <br /> <br /> <br />Note: These height districts are general <br />Refer to design guidelines for specific <br />requirements <br /> <br />Exhibit 6 <br /> <br />General Building Heights <br /> <br />Chapter 3: Specific Plan Principles <br /> <br />21 <br /> <br />11 B-13 <br />
