<br />Midtown Specific Plan <br /> <br />DESIGN GUIDELINES <br /> <br />Figure Ground Diagram (Exhibit 31 ) <br /> <br />This diagram illustrates that the buildings along the west side of Main <br />Street shall be continuous in contrasting with the existing and <br />proposed new structures on the east side of Main Street, which are <br />cited on small lots and have side yard setbacks. <br /> <br />Where shown on the Figure Ground Diagram an arcade of at least 15 <br />feet in depth and 15 feet - 35 feet in height should be provided. <br /> <br />A plaza should be located at the west side of Main between Fifteenth <br />and Sixteenth Streets. That plaza provides access from the parking <br />structure located between Sycamore and Main. The arcade along <br />Main Street should wrap around the buildings as they come towards <br />the parking structure. <br /> <br />A distinct break in buildings should be made for pedestrians in line <br />with Fourteenth Street, north of Washington. <br /> <br />All buildings on the west side of the street should form a continuous <br />street wall. <br /> <br />A double row of street trees (palms) should be employed along Main <br />Street to further enhance the pedestrian space and unify the <br />streetscape. Street trees will be located on private property, and <br />within the Main Street right-of-way. <br /> <br />An entry plaza is to be provided at the intersection of Main and <br />Seventeenth Streets. <br /> <br />Buildings on the east side of Main should be continuous between <br />Seventeenth and Sixteenth Streets as well as between Washington <br />and Fourteenth Streets with the exception of the plaza giving access <br />to the parking. <br /> <br />The buildings between Fourteenth and Sixteenth Streets should <br />reflect the context and scale of existing structures in that segment of <br />Main Street.
