<br />Jackson Street Homes <br />Initial Study/Mitigated Negative Declaration ER 2003-133 <br /> <br />Proposed Project <br /> <br />The proposed project is a request for a tentative tract map to <br />allow the subdivision of 17 lots to construct 17 single-family <br />residences. <br /> <br />Setting <br /> <br />The project site is located at 1101 North Jackson Street in the <br />City of Santa Ana, Orange County California. The project site <br />consists of approximately 2.70 acres and is currently occupied <br />by eight multi-family dwelling units used as church rehab <br />facilities for substance abuse recovery. <br /> <br />The project site is located on the east side of Jackson Street <br />between Eleventh Street and Washington Avenue. The project site <br />is surrounded by the Willowwick Golf Course to the east, a <br />combination of single family and multi-family residences to the <br />west, north and south. <br /> <br />The proj ect <br />Plan (SP2) <br />designation <br />acre (LR7). <br /> <br />site is located within the North Harbor Specific <br />zoning district and has a General Plan land use <br />of Low Density Residential at 7 dwelling units per <br /> <br />Proposed Project <br /> <br />The proposed project involves the demolition and removal of <br />eight buildings consisting of 24 multi-family dwellings, and the <br />construction of 17 new single-family residences. The lot sizes <br />would range from 6,000 square feet to 7,383 square feet. A <br />total of three different floor plans are proposed for the <br />project. Plan 1 includes 2,813 square foot of living area; Plan <br />2 includes 3,015 square feet of living area and Plan 3 includes <br />3,295 square foot of living area. <br /> <br />Access to the proposed proj ect would be provided from Jackson <br />Street. A 3-car attached garage and two tandem spaces in the <br />driveway would be provided for each unit. <br /> <br />The architectural style proposed for this project is Spanish <br />Mediterranean. The exterior material proposed includes tile <br />roof, stucco, precast concrete stone veneer, wrought iron grills <br /> <br />1 <br /> <br />31=AU24 <br />
