Communities participating in the NFIP <br />must adopt and enforce minimum floodplain management standards, <br />including identification of flood hazards and flood risks. <br />Participation in the NFIP allows communities to purchase low <br />cost insurance protection against losses from flooding. The <br />published Flood Insurance Rate Maps (FIRM) for the project site <br />are included on Community Panel No. 0602320143H. The project <br />site located entirely in Zone X, which is defined as areas <br />beyond the limits of the 100-year flood. and 500-year flood. <br />Implementation of the proposed proj ect would not significantly <br />increase the potential for flood risks. <br /> <br />IX. LAND USE/PLANNING <br /> <br />A. <br /> <br />Physically divide an established community? <br /> <br />Potentially Significant Impact Unless Mitigation Incorporated <br /> <br />The project site is situated within an area that is <br />characterized with residential land uses. The proposed proj ect <br />would be compatible with existing residential uses in the area. <br />However, the proposed project would be adjacent to the existing <br />Willow wick Golf Course. Another residential project in the City <br />adj acent to a golf course has reported a number of instances <br />where errant golf balls have resulted in property damage.
