<br />4, <br /> <br />The project site is a residentially zoned lot that contains <br />adequate street frontage for two conforming parcels. The <br />proposed lot sizes meet the minimum required size of one <br />dwelling unit per 6,000 square feet of lot area, There are no <br />physical constraints on the site to preclude development. <br /> <br />The design and improvements of the proposed project will not <br />cause substantial environmental damage or substantially and <br />avoidable injure fish or wildlife or their habitat. <br /> <br />5, <br /> <br />There are no wetlands or unusual flora or fauna on or <br />around the project site. No development surrounding this <br />site will be affected by this proposal. <br /> <br />The design or improvements of the proposed project will not cause <br />serious public health problems. <br /> <br />6. <br /> <br />The proposed infill development is residential and will be in <br />compliance with the Single-Family Residential zoning and <br />building requirements. <br /> <br />The design of improvements of the proposed project will not conflict <br />with easements necessary for public access through or use of the <br />property within the proposed project. <br /> <br />There are no easements that would affect the use or <br />development of this site. <br /> <br />Section 2. In accordance with the California Environmental Quality Act, the <br />proposed project is exempt from further review. Categorical Exemption Environmental <br />Review No. 02-383 will be filed for this project. <br /> <br />Section 3.
