<br />Tentative Parcel <br />July 21, 2004 <br />Page 2 <br /> <br />Map No. 2004-04 <br /> <br />Analysis of the Issues <br /> <br />The proposed subdivision is consistent with the goals and objectives of <br />the Low Density Residential General Plan designation to preserve and <br />stabilize residential neighborhoods. Each parcel will remain in full <br />compliance with the standards for the Single-Family Residential (Rl) <br />development. Further, the project will satisfy both the minimum lot size <br />and street frontage requirements, as the new parcels will be at least <br />6,000 square feet in size and have frontage of at least 50 linear feet. <br />The proposal also meets the setback requirements, with 20 feet provided <br />for the front setback and a minimum of five feet provided for each side <br />yard. There are currently no physical site constraints that would prevent <br />development, nor are there any outstanding violations found on the subject <br />property. As a standard infill proj ect, the subdivision would not <br />substantially affect the use, development or habitat of the surrounding <br />area. <br /> <br />The project is in compliance with the provisions of the State of <br />California Subdivision Map Act and Chapter 41 of the Santa Ana Municipal <br />Code. Based on the analysis and findings, it is recommended that <br />Tentative Parcel Map No. 2004-04 be approved as conditioned (Exhibits 6 <br />and 7) . <br /> <br />CEQA Compliance <br /> <br />In accordance <br />project is <br />Environmental <br /> <br />with the California Environmental Quality Act, the proposed <br />exempt from further review.
