<br />Brandywine Homes <br />Initial Study/Mitigated Negative Declaration ER 2004-22 <br /> <br />Proposed Project <br /> <br />The proposed project is a request to change the zoning <br />designation on the project site from Arterial Commercial (C5) <br />and Two-Family Residence (R2) to Single-Family Residence (R1) <br />and a Tentative Tract Map to allow the subdivision of 6 lots to <br />construct 6 single-family residences. <br /> <br />Setting <br /> <br />The project site is ~ocated at 517 North ßUC~ld otreet ctTITI-51~/ <br />West Fifth Street. The subj ect property is approximately 1.04 <br />acres in area. The property is flat, rectangular in shape, and <br />is currently occupied by a single-family dwelling unit. The <br />property is located on the east side of Euclid Street between <br />Fifth and Sixth Streets. Access to the proj ect site would be <br />provided from Fifth Street and Sixth Street. <br /> <br />The property is located partially in the Arterial Commercial <br />(C5) and partially in the Two-Family Residence (R2) zoning <br />districts and has a General Plan land use designation of Low <br />Density Residential at 7 dwelling units per acre (LR7). The site <br />is surrounded by, a church to the east, a commercial building to <br />the south, and single-family residences to the west and north. <br /> <br />Proposed Project <br /> <br />The proposed proj ect involves the demolition and removal of a <br />single-family dwelling, and the construction of six new single- <br />family residences. The lot sizes would range from 7 J 295 square <br />feet to 7¡971 square feet. A total of two different floor plans <br />are proposed for this project. Plan 1 includes 2,233 square foot <br />of living area with three bedrooms and a den and Plan 2 includes <br />2,395 square feet of living area with three bedrooms and a den. <br />A 2-car attached garage and two tandem spaces in the driveway <br />would be provided for each unit. <br /> <br />The architectural style proposed for this project is <br />contemporary with some craftsman and Mediterranean influences. <br />The exterior material proposed includes tile roof I stucco, <br />precast concrete stone veneer¡ and decorative window surrounds. <br />Arched windows and porches are features used on the elevations <br /> <br />758~o <br />
