<br />The proposed project would not physically divide any established <br />community, in that no existing residential uses are located on <br />the project site. The proposed project would be compatible with <br />other existing land uses in the area. No adverse land use <br />compatibility impacts would be associated with implementation of <br />the proposed project. <br /> <br />(B) Less Than Significant Impact <br /> <br />The proposed project is consistent with the City's General Plan. <br />However, the project is requesting a variance from the City's <br />Zoning Ordinance to allow for the reduction of required parking <br />spaces and a conditional use permit for a drive through <br />facility. With approval of the variance and conditional use <br />permit, the project would be consistent with the City's Zoning <br />Ordinance. Implementation of the proposed project would not be <br />in conflict with any planning programs or policies in the City. <br /> <br />(C) No Impact <br /> <br />According to the City's General Plan Land Use Element EIR, the <br />project site is not included within any habitat conservation <br />plan or any natural community conservation plan. <br /> <br />X. MINERAL RESOURCES <br /> <br />(A) No Impac t <br /> <br />According to the City's General Plan Land Use Element EIR, there <br />are no areas in Santa Ana designated as significant Mineral <br />Aggregate Resource Areas. Therefore, implementation of the <br />proposed project would not result in the loss of any regionally <br />or locally important mineral resource. <br /> <br />XI. NOISE <br /> <br />(A.C) Less Than Significant Impact <br /> <br />According to the City's General Plan Land Use Element EIR, the <br />project site is located on roadways that experiences high <br />traffic volumes. Convention building materials used for the <br />proposed project would provide adequate sound attenuation for <br />employees.
