The proposed project would not physically divide any established community, in that no existing residential uses are located on the project site. The proposed project would be compatible with other existing land uses in the area. No adverse land use compatibility impacts would be associated with implementation of the proposed project. (B) Less Than Significant Impact The proposed project is consistent with the City's General Plan. However, the project is requesting a variance from the City's Zoning Ordinance to allow for the reduction of required parking spaces and a conditional use permit for a drive through facility. With approval of the variance and conditional use permit, the project would be consistent with the City's Zoning Ordinance. Implementation of the proposed project would not be in conflict with any planning programs or policies in the City. (C) No Impact According to the City's General Plan Land Use Element EIR, the project site is not included within any habitat conservation plan or any natural community conservation plan. X. MINERAL RESOURCES (A) No Impac t According to the City's General Plan Land Use Element EIR, there are no areas in Santa Ana designated as significant Mineral Aggregate Resource Areas. Therefore, implementation of the proposed project would not result in the loss of any regionally or locally important mineral resource. XI. NOISE (A.C) Less Than Significant Impact According to the City's General Plan Land Use Element EIR, the project site is located on roadways that experiences high traffic volumes. Convention building materials used for the proposed project would provide adequate sound attenuation for employees.
