<br />8 <br /> <br />8 <br /> <br />8 <br /> <br />Conditions for Approval for Variance No. 2004-05 <br /> <br />Variance No. 2004-05 is approved subject to compliance, to the reasonable satisfaction <br />of the Planning Commission, with all applicable sections of the Santa Ana Municipal <br />Code, the California Administrative Code, the Uniform Fire Code, the Uniform Building <br />Code and all other applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed below prior to <br />exercising the rights conferred by this variance. <br /> <br />The applicant must remain in compliance with all conditions listed below throughout the <br />life of the variance. Failure to comply with each and every condition may result in the <br />revocation of the variance. <br /> <br />A. <br /> <br />PlanninQ Division <br /> <br />1. <br /> <br />The project shall remain in compliance with Site Plan Review DP No. 04- <br />08. <br /> <br />2. <br /> <br />Any amendment to this variance must be submitted to the Planning <br />Division for review. At this time, staff will determine if administrative relief <br />is available or the variance must be amended. <br /> <br />3. <br /> <br />A parcel map, or other method of combining lots as approved by the <br />Planning Manager, shall be approved and recorded prior to the issuance <br />of any building permits. <br /> <br />4. <br /> <br />The driveway entrance from Memory Lane shall include an enhanced <br />pavement to match the proposed driveway on Bristol Street. <br /> <br />5. <br /> <br />An enhanced pedestrian walkway shall be provided that links the <br />proposed commercial development with the existing Floral Park <br />Promenade parking lot. The pedestrian walkway shall include decorative <br />walkways and shall be submitted for the review and approval of the <br />Planning Manger prior to the issuance of building permits. <br /> <br />6. <br /> <br />Two 36-inch box Canary Island Pines shall be located within the Floral <br />Park Promenade landscape setback along Memory Lane.
