Ross Street
Santa Ana, CA 92701
Attn: Martin Castro

RE: Extension of Lease Term

Dear Mr. Castro:

This correspondence shall serve as the exercise of the second one-year option included in
the Lease Agreement entered between the City of Santa Ana and Mexican American
Opportunity Foundation ("MAOF") dated August 16,2004. As you are aware, the Lease
expired on May 30, 2006, unless extended for an additional year, under the same terms
and conditions as the original agreement (See Lease Agreement, Section 3. "Term of
Lease"). The City failed to send this letter of extension, yet has remained on premises
under the same terms and conditions of the original lease, therefore this extension is for
the period of June I, 2006 through November 30, 2006.

As you are aware, the rent increase is being taken to City Council for their review and
approval. Assuming that Council approves the item, an amendment will be forwarded to
you evidencing the new rent amount shortly. Please evidence your agreement to the
exercise of the second option to extend the lease by signing below as indicated and return
to the City as soon as possible. Thank you for your assistance in this regard.

Sincerely,
JOSEPH W.
