<br />Amendment Applicant No. <br />Tentative Tract Map No. <br />January 24, 2005 <br />Page 3 <br /> <br />2004-05 <br />2004-07 <br /> <br />with the Low-Medium Density Residential (eleven dwelling units per acre) <br />general plan land use designation. However, the density proposed for <br />this project is at seven dwelling units per acre, a rezoning to Single- <br />Family Residence (R1) is recommended. The proposed Single-Family <br />Residence (R1) zoning district will be consistent with the LMR11 General <br />Plan land use designation. <br /> <br />One of the goals in the City's Housing Element encourages the <br />maintenance, preservation and upgrade of existing residential <br />neighborhoods to provide a supply of sound housing stock. The proposed <br />zone change will allow the construction of eight new single-family <br />dwelling units on a vacant lot which will encourage the rehabilitation <br />of existing housing in the area. <br /> <br />A tentative tract map is proposed to subdivide the existing 1.67-acre <br />si te into eight parcels. The subdivision has been reviewed and is in <br />conformance with the City's subdivision regulations as well as the <br />California Subdivision Map Act. The individual parcels meet the <br />provisions of the zoning code with respect to minimum lot size and <br />frontage. The proposed subdivision is consistent with the Low-Medium <br />Density Residential land use designation and all other elements of the <br />General Plan. <br /> <br />In an effort to inform the adj acent property owners of this proj ect, <br />public hearing notices was distributed to property owners within 300- <br />foot radius of this property. Additionally, the Riverview West <br />Neighborhood Association was contacted and they found the proposed <br />single-family development to be compatible with the existing residential <br />neighborhood. <br /> <br />In summary, the proposed Single-Family Residence (R1) zoning district is <br />consistent with the General Plan land use designation of Low-Medium <br />Density Residential (LMR11) as well as the Housing Element to promote a <br />range of suitable housing stock and preserve the integrity and character <br />of neighborhoods. As a result, staff recommends that the Planning <br />Commission recommend that the City Council approve Amendment Application <br />No. 2004-05 and Tentative Tract Map No. 2004-07 (County Map No. 16775) <br />as conditioned (Exhibits 14 and 15) . <br /> <br />75A-4 <br />
