Floor Area Ratio/Density. <br /> <br />The following sets forth the maximum allowable floor areas for the <br />various permitted use classifications ofthe project., subjeet to llfl-Y deflsity <br />cOfryersion as allowed by 8ectiofl C of this Part ffi. Inereases in the <br />aggregate density as set forth herein requires an amendment to this Plan, <br />and '.vould be slibjeet to appropriate enyironmental reyiew. The aggregate <br />development density corresponds to afl overall Floor Area Ratio ("FAR") <br />of the Main Street Concourse project of approximately 2.54, based upon a <br />net site area of 771, 416 square feet and 1 ,961, 770 total gross sqliare feet <br />of d6'/elopment. This FAR represents the maximum intensity of <br />development for the site. Parking areas afld stnletares are not to be <br />inch:lded in the ealeulation of density. <br /> <br /> <br /> <br />1.
