The project as proposed provides 59 percent of the <br />residential site to open space. <br /> <br />In concert with the attached single family residences envisioned in the <br />original development scheme, the open space requirement reflected a <br />suburban standard of 225 square feet per unit for ground level private <br />open space plus 90 square feet of private open space in the form of a <br />balcony. The urban scale project proposed within the City Place design <br />reflects a lesser open space calculation relying on greater utilization <br />of the larger open space on site, the commercial component and Santiago <br />Park. The on- si te park is approximately .34 square feet, which in <br />itself represents approximately 60 square feet per unit. The average <br />private open spaces for the Courtyard units are 50 square feet; the Park <br />units are 60 square feet; and the Lofts are 50 square feet. <br /> <br />758-23 <br />
