<br />Vesting Tentative Tract Map No. 2004-06 <br />October 25, 2004 <br />Page 1 of 2 <br /> <br />Findings of Fact <br /> <br />A. The proposed project, as conditioned, and its design and improvements <br />are consistent with the District Center land use designation of the <br />General Plan and are otherwise consistent with all other elements of <br />the General Plan and any applicable specific plans. <br /> <br />Vesting Tentative Tract Map No. 2004-06 is consistent with the <br />land use designation and density prescribed in the General Plan <br />and will have no adverse affect on the surrounding land uses in <br />the area. <br /> <br />B. <br /> <br />The proposed project, as conditioned, conforms <br />requirements of the zoning and subdivision codes, <br />applicable City ordinances. <br /> <br />to all applicable <br />as well as other <br /> <br />The proposed subdivision conforms to the minimum condominium <br />requirements, as well as meets the letter and intent of the <br />State of California Subdivision Map Act provisions. Vesting <br />Tentative Tract Map No. 2004-06 is in keeping with the <br />provisions of the site plan review (Development proj ect No. <br />2003-48) and Chapters 34 and 41 of the Santa Ana Municipal Code, <br />all of which pertain to the subdivision of land and development <br />standards for the site. Further, the map will be consistent <br />with Zoning Ordinance Amendment No. 2004-06. <br /> <br />C. The project site is physically suitable for the type and density of <br />the proposed project. <br /> <br />The project site consists of approximately 17 acres of land <br />within Specific Development No. 59. The proposed subdivision <br />contains many street frontages, allowing adequate frontage for <br />each parcel. The site and parcels have been determined to be <br />capable of supporting the type and density of the proposed <br />proj ect.
