<br />DECEMBER 13, 2004 <br />PAGE 1 OF4 <br /> <br />Conditions for Approval <br /> <br />Conditional Use Permit No. 2004-28 is approved subject to compliance to <br />the reasonable satisfaction of the Planning Manager, with all applicable <br />sections of the Santa Ana Municipal Code, the California Administrative <br />Code, the Uniform Fire Code, the Uniform Building Code, and all other <br />applicable regulations. <br /> <br />The applicant must comply in full with each and every condition listed <br />below prior to exercising the rights conferred by this conditional use <br />permit. <br /> <br />The applicant must remain in compliance with all conditions listed below <br />throughout the life of the conditional use permit. Failure to comply with <br />each and every condition may result in revocation of the conditional use <br />permit. <br /> <br />A. Planning Division <br /> <br />1. Comply with all conditions and requirements from the <br />Development Review Committee (DRC) for the development project <br />(DP 03-48) . <br /> <br />2. The appropriate electronic device shall be installed on the <br />commercial portion of the site to ensure all store carts be <br />kept wi thin the cncloocd otructurc retail area including the <br />surface parking area. (Requested Modification by Staff). <br /> <br />3. Any amendment to this conditional use permit must be submitted <br />to the Planning Division for review. At that time, staff will <br />determine if administrative relief is available or the <br />conditional use permit must be amended. <br /> <br />4. The buildings shall be of wood or steel construction with a <br />quality and durable exterior materials as shown on the <br />architectural plans, material boards and material <br />specifications submitted for this proj ect. (Requested <br />Modification by Staff). <br /> <br />5 . <br /> <br />The project shall be constructed <br />Municipal Code Chapters 8 and <br />units. <br /> <br />in compliance with Santa Ana <br />41 pertaining to live-work <br /> <br />EXHIBIT 11 <br />758-240 <br />
